Initial preparations for a new housing development in Willenhall have begun, even though the demolition of existing structures has not yet taken place, the local council confirmed.

Last November, Walsall councillor Adrian Andrew indicated that demolition in the Moat Street area would commence in January. However, several abandoned buildings are still standing. The council clarified that while groundwork started in October, additional clearing of rubble and asbestos removal is required before demolition can proceed.

Freedom of Information data from June revealed that nearly 1.7 million had already been invested in the project, despite the standing buildings on the site designated for 107 new homes. The development, referred to by Andrew as the Locksmith's Quarter, is part of the broader Willenhall Masterplan, with Keepmoat Homes serving as the developer.

The housing project will replace multiple derelict structures around Moat Street, Villiers Street, New Hall Street, Stafford Street, and Temple Bar. Andrew, who is also the deputy leader and regeneration portfolio holder, had previously stated that demolition would be visible to residents by "end of October, early November," a timeline that has yet to be met.

The council emphasized that demolition will only occur once the sites have been fully prepared and secured. "Keepmoat Homes began preparatory work on site in Willenhall from October 2025," the council noted. "This includes conducting surveys, clearing debris, installing hoardings, and disconnecting utilities. Comprehensive demolition requires careful planning, especially given the poor condition of some buildings."

The project continues to move forward as site preparations advance, with full demolition scheduled once safety and readiness criteria are met.
