The renowned Stahl House in Los Angeles is officially on the market for the first time, with a striking price of $25 million. Known as Case Study House No. 22, this 2,200-square-foot residence is a celebrated example of mid-century modern design.
The property has been owned by the Stahl family since 1959, when Buck and Carlotta Stahl commissioned architect Pierre Koenig to design it on a hillside in Hollywood Hills, according to The Agency Beverly Hills.
Featuring two bedrooms and 2.5 bathrooms, the home has had a profound influence on architecture, visual culture, and how the world views Los Angeles.
The house gained global recognition after iconic photographer Julius Shulman captured a famous image of two women sitting inside, high above the cityscape. This photograph, taken in 1960, was later honored by Time Magazine as one of the most influential images in its history.
The Stahls originally bought the lot in 1954 for $13,500, completing construction in 1960 at a cost of $37,500. The design showcases steel and glass walls, a stone fireplace, a swimming pool, and sweeping 270-degree views of Los Angeles.
William Baker, architecture director at The Agency Beverly Hills, reported hundreds of inquiries about the property as of late November.
Recognized as a Historic-Cultural Monument in Los Angeles and listed on the National Register of Historic Places, the home maintains its Mills Act designation and continuous family ownership since 1960. The listing emphasizes that this sale represents a transfer of stewardship rather than just a transaction.
The Stahl House has appeared in numerous films and television shows, including the "Columbo" pilot, "Galaxy Quest," and "Nurse Betty." For the past 17 years, it has also been open for public tours.
On the family website, the Stahls shared their decision to sell: "After 65 years, our family has made the heartfelt and very difficult decision to place the Stahl House on the market. While this home has been the heart of our lives, maintaining it with the care it deserves has become increasingly challenging as we age."
