The planned warehouse park is intended to occupy greenfield land located north of the Halden's Parkway Industrial Estate in Thrapston. The development received approval from North Northamptonshire Council in July. Despite this approval, the project has encountered notable resistance from local groups concerned about its environmental and community impact.

Local Opposition

The Staunch campaign group has actively opposed the warehouse park, asserting that the project would dominate and overwhelm the nearby village of Titchmarsh. The group has highlighted potential threats to local wildlife, including protected bird species, and expressed concerns over the negative effects on the region's biodiversity. Additionally, they argue that the project could degrade the local environment and reduce the quality of life for nearby residents.

Judicial Review Procedure

Staunch has confirmed that the High Court has granted permission for a judicial review, enabling the group to legally challenge the council’s approval. The review process will include a two-day hearing, although the specific date has not yet been determined. The court will assess whether the approval process was conducted in accordance with legal requirements and whether the decision to authorize the warehouse park was justified.

Public Concerns

Before approval, more than 800 objections were submitted by residents and local stakeholders. Key concerns included the potential for the warehouse park to encroach on Titchmarsh and alter the village’s character. Critics also cited possible negative impacts on wildlife and the surrounding natural landscape, emphasizing that the development could significantly affect the local environment.

Developer’s Statement

IM Properties, the company responsible for the warehouse park, has responded to the judicial review by committing to participate fully in the legal process. A spokesperson stated that the July approval marked an important step in providing additional employment spaces along the A14 corridor and within Northamptonshire. The project is intended to support economic development by creating jobs in logistics, light industry, and manufacturing. IM Properties has also affirmed its dedication to sustainability and environmental improvement as part of the development plan.

Local Government Reaction

Thrapston Town Council, representing the community closest to the site, strongly opposed the project. In July, the council described the approval as detrimental to the local community, the environment, and the Upper Nene Valley landscape. This stance reflects the widespread local concerns regarding the project’s potential effects.
