Officials propose ideas for undeveloped site

Lawmakers are requesting more information about a key site that remains undeveloped two years after receiving approval for a large-scale residential project. The 120 million Les Sablons development near Charing Cross in St Helier received planning permission in 2023 for 238 apartments and a 103-room aparthotel.

Concerns about profitability have previously put the project at risk. Ian Slack, CEO of the developer Les Masurier, informed local media that there have been no updates on the construction.

Deputy Inna Gardiner suggested the area could potentially host a college for further education. St Helier Constable Simon Crowcroft proposed using the space for a multi-storey car park, while noting that an additional hotel could also benefit the district.

Approximately 15% of the planned units, spanning over two acres between Broad Street and Commercial Street, were intended to be affordable housing. With the original project stalled, officials are examining alternative options for the site.

Constable Crowcroft emphasized the importance of thoughtful redevelopment: "I've always supported rejuvenating the site. St Helier may not need more flats, but services and facilities that serve the town centre could make sense. A car park is high on my priority list, and another hotel could also be beneficial."

Gardiner added that a university campus would be advantageous for both students and residents. She stressed the need for collaboration: "We should have a dialogue between the parish, government, and developer. If the current plan isnt feasible, we need to explore solutions that serve the community."
