Up to 70 new homes could be added to Eutawville through proposed subdivision

Plans to develop up to seventy homes on the outskirts of Eutawville are moving forward as a landowner proposes subdividing around one hundred acres. The project aims to create a rural residential community with spacious lots and self-sufficient homes while preserving much of the natural landscape.

Plans are underway to develop a new residential area on the outskirts of Eutawville, where a landowner has submitted a proposal to subdivide approximately 100 acres into a community that could accommodate up to seventy homes. The property is situated near Rocks Pond Road, close to Old Number Six Highway, adjacent to the Berkeley County line and Lake Marion.

The land, currently composed of forested sections and cultivated fields, is located within Orangeburg County and is considered for rezoning to allow residential development. Director Stewart Haig noted that the majority of the acreage would remain undisturbed, with the proposed changes affecting only a select portion of the property.

The targeted area for rezoning has been specifically outlined on property maps and will be the focus of the new subdivision. The landowner plans to subdivide this section into individual residential lots, each equipped with a private well and septic system, reflecting a design that requires larger parcels than typical suburban development. Haig emphasized that the footprint of the development would be spread across the selected area rather than concentrated, aligning with the rural character intended by the rezoning request.

Development Plans and Timeline

The proposed subdivision anticipates the construction of 60 to 70 homes, with each property designed for self-sufficiency. The Orangeburg County Planning Commission has approved the rezoning request for further consideration, allowing the project to progress to the next stage. The county council is scheduled to review the proposal on April 20th, where it will undergo official evaluation.

If the rezoning is granted, several preparatory steps will be required before construction can begin. These include the design and layout of subdivision roads, as well as the planning of electrical infrastructure, including the installation of utility poles and transformers. Haig indicated that even with immediate approval, it could take between one and one-and-a-half years to commence construction, with the building of homes extending up to two years.

The project must fully comply with all county regulations, ensuring that infrastructure and development guidelines are strictly followed. This careful planning is essential to transforming the land into a residential area that aligns with community standards while supporting the creation of a sustainable and functional neighborhood.

The proposed development represents a notable shift from the historical pattern of growth in Orangeburg County, which has traditionally centered around established towns such as Orangeburg and Santee.
