Housing secretary praises homes with 'Zero bills'

The governments housing secretary has highlighted a sustainable housing project, which promises residents "zero energy bills," as a model for future home developments across the country. The project, located at Carpenters Yard in Epping, Essex, comprises 113 residences forming a "microgrid community," where each house is equipped with solar panels, a heat pump, and a centralized battery system to effectively eliminate energy costs.

Private developer gs8 built the development with financing from Octopus Energy. Housing Secretary Steve Reed emphasized that the Labour government is reviewing the "future homes standard" and exploring how new homes can similarly generate their own energy.

"Residents of these homes will not pay any energy bills for at least five years, potentially up to ten," Reed explained. "This represents a significant and positive shift for households."

Two-bedroom homes in the development are priced at 525,000, with shared ownership options ranging from 25% to 50%, including a 10% deposit. Reed also noted the governments 39 billion commitment to building at least 300,000 social and affordable homes, 60% of which will be offered at social rents. "Solving the housing challenge requires a nationwide approach," he added.

Octopus Capital, a UK retail lender and investor, contributed 20 million to gs8 through its "Greener Homes Alliance," supporting small and medium-sized builders while promoting eco-friendly construction methods.

Carpenters Yard will also provide community-focused amenities, including an electric car and bike club, as well as a DIY and reuse center for residents.
